Do Custom Closets Add Resale Value in St. Petersburg?

A custom closet is an upgrade you use every morning. If you might sell in the next few years, it is fair to ask whether a buyer will pay you back for it. Here is the straight version.

The short answer: a custom closet rarely shows up as its own line on an appraisal. Where it earns its keep at resale is in how the house shows, and in older St. Petersburg homes, built with small closets, storage is one of the first things buyers notice is missing. A well-built primary closet helps the house sell. An over-personalized one does not.

Will a custom closet raise my appraisal?

Probably not by a figure you can point to. Appraisers work from square footage, bedrooms, baths, condition and comparable sales, and a closet system is not a line on that sheet the way a new roof or an added bathroom is.

That is the cost worth saying plainly. If the only goal is a higher appraised number, a closet is not the place to spend.

So where does the value come from?

From the showing, and from a problem older houses genuinely have.

37% of St. Petersburg's homes were built before 1960, and 12,714 before 1940 (Census, ACS 2020-2024). Houses of that age were built with small closets, and some bedrooms were built with none. Buyers walking an older bungalow are already asking where everything goes. A closet that answers that question, with hanging, drawers and shelving that use the whole space, removes an objection before the buyer raises it.

It also changes the photographs. A fitted closet shows as a finished room in a listing. A wire shelf and a rod shows as a box.

What should you build if you might sell?

The primary closet first. It is the one buyers open, the one that gets photographed, and the one you use most while you still live there.

Build it to last. A system that sags or peels reads as cheap, which is worse than no system. Our closets are full plywood, the same material as our cabinetry, because particle board swells and sags in Florida humidity and does not come back. We wrote about why in the best wood for built-ins in Florida humidity.

Keep it flexible. Adjustable shelving, a sensible mix of long and double hanging, and drawers a stranger could use. A layout built around one person's very specific collection can look odd to the next owner.

What should you skip if resale is the goal?

A closet island in a room too small for one. Built-in features so specific they only make sense for you. Custom finishes that clash with the rest of the house. All three are fine if you are staying ten years and want them. None of them helps a sale.

What does a custom closet cost in St. Petersburg?

On our own published pricing, most projects start around $1,500. A typical reach-in runs $1,500 to $3,500, and a full walk-in system with drawers and an island generally lands between $4,000 and $12,000. The franchise closet showrooms in Tampa Bay quote in broadly the same range. The difference is what the boxes are made of.

The real return

For most homeowners the honest math is this: you build it for the years you live there, and it helps rather than hurts when you sell. That is a good trade for something you open every day.

Our custom closets page covers walk-ins, reach-ins and pantry storage, and custom built-ins covers the dressers, window seats and storage walls that often go in alongside a closet.

Frequently asked questions

Are custom closets worth it if I plan to sell soon?

A primary closet usually is, because it improves how the house shows and addresses a storage objection buyers have in older homes. Heavily personalized features usually are not. Build flexible, build it to last, and start with the closet buyers will open first.

Do custom closets increase home value?

Rarely as a separate appraised figure. The value shows up in how the home photographs and shows, and in removing a common objection to older homes with small closets.

How much does a custom closet cost in St. Petersburg?

Most J Fox projects start around $1,500. A typical reach-in runs $1,500 to $3,500, and full walk-in systems generally land between $4,000 and $12,000. We give a written estimate after seeing the space.

Is a plywood closet better than a closet kit?

In Florida, yes. Particle board kits sag and swell in the humidity. Full plywood holds weight, stays square and still looks right years later, which is what a buyer sees when they open the door.
